A Roofing Company That Puts It on Paper

The Village Roofing runs on a simple idea. Homeowners should understand what they are paying for before the work begins. Too many people sign a one-line estimate and then hear about extra charges halfway through the job. We would rather spend more time at the start, explaining the roof and laying out the plan.

We work steadily and carefully. We take the time to seal flashing properly, keep shingle lines straight and get the ridge finished cleanly. Those details are what keep water out years from now, long after the crew has packed up.

How We Work on Your Roof

A roof is mostly hidden work. Decking, underlayment and flashing decide how long it lasts, so we explain each layer before you commit to anything.

The scope is on paper before work starts

You get a written description of what we will remove, what we will install and which materials we plan to use. Pricing factors are spelled out line by line. If something unexpected turns up, such as soft decking, we stop and show you before any change is made.

An honest repair-or-replace answer

Plenty of roofs need a good repair, not a new roof. If a few lifted shingles or a failed pipe boot are the real problem, that is what we will tell you.

Photos of what we find

Most homeowners never see their own roof up close. We photograph damage, worn flashing and trouble spots so you can see what we see without leaving the ground.

Your yard treated as part of the job

Before tear-off, we lay drop cloths across planting beds and around the foundation. The driveway stays open for your car. Each evening a magnetic sweeper goes over the lawn for stray nails, and old shingles leave in a covered trailer.

Materials matched to the storms your roof will see

We talk through impact-resistant shingles, proper nailing patterns and sealed starter strips so the roof is built for hail and strong spring winds, not just a sunny afternoon. You choose with the trade-offs in front of you.

What a Roof Project Looks Like

You know where things stand at every stage, from the first phone call through the final check of your yard.

  1. 1

    Start with a phone call

Describe what brought you to us, such as a water spot inside, shingles lying in the yard after high winds or a roof that has simply reached its age. Then we pick a time to come out.

  2. 2

A close look at the roof

We go over shingles, flashing, vents and gutters, and look in the attic for damp wood or light coming through where it is reachable. Our findings come with photos.

  3. 3

Your scope and quote on paper

You get a written plan that covers materials, scope and every pricing factor. There is no rush to decide, and we will answer questions before you sign.

  4. 4

    Work day and cleanup

We cover your property, strip the old roof and build the new one in order: decking, underlayment, flashing, shingles and ridge. Most single-family roofs take one to two days, depending on weather. Debris is cleared as we work, and the yard is swept for nails before we go.

  5. 5

    Final walk-around

Together we look over the finished roof and the yard, settle any remaining questions, and you keep a record of the work.

Questions Homeowners Ask Us

How much does a new roof cost?

It depends on the size and pitch of your roof, how many layers come off, the condition of the decking and the material you choose. We measure and inspect first, then spell out each of those factors in your quote. That way the figure you approve is built from your own roof, not a rough guess.

Do I need a repair or a full replacement?

Many roofs only need a repair, such as resealing flashing, replacing a pipe boot or fixing a patch of wind-lifted shingles. If the shingles are brittle, losing granules across the whole roof or leaking in several places, replacement usually makes more sense. We show you photos and explain our reasoning either way.

Can you help with a hail or wind insurance claim?

We document the damage with photos and a summary of the roof's condition, giving you clear records to hand your insurer. We can explain how the claim process usually works and meet the adjuster on site if you would like. The adjuster makes the coverage decision, and we will not promise what your policy pays.

What warranty comes with your work?

Our roofing work is backed by a lifetime workmanship warranty. We are happy to go over what that covers when we talk through your project.

What happens if you find rotten decking during a replacement?

Your estimate already lists a per-sheet price for decking replacement, because decking cannot be fully checked until the old shingles are off. If we find soft or damaged boards, we show you before replacing them. You will not see an unexplained charge on the final bill.

Will my yard and driveway be protected?

Yes. We cover landscaping and the areas around your home before tear-off begins, and we keep debris contained in a dumpster or trailer. At the end of each work day we run a magnetic sweeper over the yard and driveway to pick up loose nails.

Do you work on commercial roofs too?

We do. Our commercial roof repair and commercial roof replacement work follows the same approach: inspect first, then lay out the scope and pricing factors before anything starts.

What Shapes the Cost of Your Roof

Two houses built from the same plan can still need very different roofs. Below are the factors we measure and write into your quote, so each part of the total has a clear reason behind it.

We measure the roof, check the attic when we can get to it, and give you a written quote covering scope and materials. Any change to the bill needs your approval before it happens.

Square footage and slope
The overall area of the roof decides how much material we order. A steep slope calls for extra fall protection and slower, more careful footing, and that shows up as added labor.
Old layers coming off
Older houses sometimes carry a second layer of shingles nailed over the first. Removing both takes more time and more disposal, and we record it in writing once we confirm it.
Condition of the decking
The boards beneath the shingles can only be fully judged after tear-off. Your estimate includes a set price per sheet for any replacement, so decking repairs are expected before work begins.
The roofing material you pick
Standard architectural shingles, Class 4 impact-rated shingles and standing metal each come at a different cost and wear differently over the years. We lay out how each one performs on your home so you can weigh price against lifespan.
Flashing, vents and detail work
Chimneys, skylights, valleys and attic vents need extra pieces and careful hand fitting. Swapping worn flashing while the roof is open costs less than a separate trip later.
Permits and gutters
When the job calls for a permit, we pull it and show that cost in the quote. Gutter work is listed as its own line, so you can approve it or leave it.
